We have renovated. We have moved in. We have blended. We are not farming, but it looks like we could. The rennovations are mostly complete and we couldn't be happier in our little blended farmhouse.
We decided to get married, move in and blend the summer after our two oldest graduated from high school and were getting ready to move out and into college. We knew it was a great time to sell and we knew we had to be smart in how we bought. We plan on staying in our home for at least 10 years, so we were willing to spend a little more and we were willing to rennovate to make it ours, knowing that down the road we will have enjoyed it and built equity with the improvements and time.

We both loved the neighborhood we chose. It is an older neighborhood with one acre lots and lots of mature trees. I will never grow tired of seeing groups of deer every day in our yard. The first thing to consider in Real Estate (after you establish your budget) is Location, Location, Location. It is the one thing you cannot change and it matters. So, we had our budget and our location. I had the vision. It was a home built in 1990 and hadn't been updated much since then. I envisioned painting the red brick exterior to a modern white painted brick, removing the dated railings and replacing them with cedar columns and adding cedar shutters, painting the brown wood trim and doors to a light bright white, painting the neutral tan walls to a neutral grey, and replacing all the dark brown tile flooring to a family friendly grey laminate wood panel flooring. I knew that a lot of paint and some new flooring would go a long way to update this 90's ranch style home.

We weren't sure if opening up and rennovating the kitchen was in our budget, but thankfully our contractor worked with us to get it done! Opening up the kitchen wall to the family room to create an open layout made such a difference!! It makes the whole space feel bigger and up to date.

There was one big sunroom that had been added onto the patio off the back of the house. It was a great extra space for our two college kids who (hopefully) won't be living at home full time again, but will (hopefully) come back to visit a lot. We decided to divide the one big room into two smaller functioning rooms. While the girls are at college, one room is a TV room for the rest of the kids and one room is my home office. When the girls are home from college they each get their own room and space.
We added on a patio for our hot tub and seating around it and will be adding a sliding patio door in the main bedroom that will open out to this outdoor space. After this small part, we will be done with rennovations for a long time and will finally have to focus on the almost acre of land and landscaping.

I love it when things don’t necessarily look new. I inherited a vintage Santa hot cocoa set that works perfectly on our buffet. I also have collected some vintage post cards from different antique shows that I used as decor here and there and could even make a pretty cool garland out of. Incorporating felt here and there also gives an old time feel such as my “Merry Christmas” banner.

5. Galvanized and Glitter
I don’t know what doesn’t say farmhouse/country more than a galvanized bucket… Olive buckets are great to use to hold your natural elements. I also got a cool galvanized tree skirt from Hobby Lobby, little galvanized houses in the dollar section at Target, and a galvanized banner for the mantle from an antique show. Adding hints of glitter also brings in a vintage hue. I try not to bring in too much or I’ll never hear the end of it from my husband, but I definitely snuck in some glittery ornaments and bottle brush trees.

Calling ALL DIY’ers!!!
Who doesn’t love a good DIY?!?! I am a sucker for them (and now we have a full blown business based on our love for them. Woot!)
So this DYI project is one I’ve gotten quite a few questions on!

(Btw...don’t judge me on how nasty this looked before. We bought a fixer upper built in 1984 and I’m pretty sure this one was from 1984.) Don’t fret, my friends! I have an easy project to make it look more snazzy, even if yours wasn’t as nasty as mine.
You will need: wood for your frame (I used 1×2’s), aluminum sheet, cutters, tape measure, wood glue, L-brackets (w/ small screws), double sided foam tape (or small hinges, if you use a filter behind this return vent)
I began by measuring the old air return vent. You want your new vent to be the same size as the old one.
I added a middle bar to mine because it seemed to help brace the aluminum sheet better and add more sturdiness to the frame.

I cut 2 – 1X2’s long ways first to the length it needed to be. (mine was 36′′ long) Then cut the smaller pieces for the height (my vent was 14′′ tall, but I cut my pieces 10′′ long to account for the other boards...see the picture) AND if you’re confused, just message me! I’ll walk you through it.
After cutting your pieces, go ahead and paint them the color you want. I chose Sherwin Williams Alabaster White (the absolute best for trim, doors, etc.).
After they’re dry, I assembled it with wood glue in between the joints and small L-brackets to attach the aluminum sheet (which I cut down to match the size I needed with the cutters). Since my return vent doesn’t require a filter behind it, I used double sided foam tape to stick mine to the wall. So far, so good!! It hasn’t come off and it’s easy to remove for cleaning behind it.
If your vent has a filter behind it then, I would suggest picking up small hinges and either putting them on the top or bottom of the cover and possibly using velcro for the other side. This is where you can channel your Inner DIY!! I know it’s there!
There are a few other options for your aluminum sheet, too (I purchased mine at Home Depot). This is the one I loved though!
I really hope you try it out for yourself! It’s super easy, but makes such a difference. I always suggest to my Buyers and Sellers that upgrading your home while you’re living there, even just these small touches everywhere, will really make a difference and set your home apart from others down the street from you. Even if you don’t plan on selling any time soon, just trust me, do them now and it’ll pay off later!

Spring Cleaning might not be the highlight of your season, but we’re sharing four tips to help you accomplish your dreaded cleaning checklist!
1. Deeeeeeeep Clean
You clean your house regularly, but Spring is the season for deep cleaning. Go through your normal routine, and then some! Common places that are forgotten about during Spring Cleaning are areas like the fireplace, the ceiling, and the trashcans! These are all areas that need some TLC at least a couple times a year. Leave no corner un-dusted!
When was the last time you cleaned behind your stove or refrigerator? Yeah. Us too...
2. Declutter
This can be an intimidating task if your space is very cluttered, but it’s not impossible! The biggest mistake people make is trying to do too much at once. If your space is too cluttered to go room by room, go wall by wall or corner by corner! Break your decluttering up into sections that are manageable and won’t overwhelm you.
Go through your sections and ask yourself questions like, “Can I live without this?” and “When was the last time I wore/used this?”
Great places to declutter are closets, cabinets, shelving, garages and sheds.
Ended up with a lot of stuff you don’t need? Consider having a garage sale, passing items on to family and friends, or donating your items to Goodwill!
3. Make Repairs
Did the kids make a hole in the wall 6 months ago? Have you been duck-taping your shower head (or anything)? Bedroom door creaking? Tears in your window screens? Patio need some power washing?
